Our process
From first inspection to opening day - one process, managed end to end in as little as 3 months.
Free on-site assessment
Luke inspects the space in person: access and delivery logistics, condition of walls, floors and ceilings, existing mechanical and wet/dry/fire services, floor levelness, and any strata or building management rules that could affect the build.
Design & itemised quote (2-3 weeks)
A design laid out against your brief, with a quote broken down by discipline so you can see exactly what's included. Nothing bundled, nothing hidden.
Permits & Approval included
CDC or DA, managed in-house from submission to sign-off. Typically 6–8 weeks; a change-of-use DA adds 3–6 months, and you'll know upfront if that applies to you.
Construction & Build (~8 weeks)
Around 8 weeks for a standard fit-out once approved, with the same crew from start to finish. Extensive renovation work adds roughly 2–4 weeks on top.
Handover
Opening-day ready, backed by a 5-year workmanship warranty. Luke stays your point of contact after handover too, for anything that comes up down the track.

Case Study
The Kurmond Dentist - full transformation from a run-down cafe site to modern dental experience.
The brief:
A former cafe site converted into a full dental practice - but rather than start clinical and strip the hospitality identity out, the client wanted a hybrid experience: a working dental surgery with an in-house cafe retained for patients and staff. Full renovation, inside and out.
The problem:
Zero dental infrastructure existed. Every service a dental fit-out needs - chair plumbing, BPA-protected electrical circuits, X-ray power and switching, sterilisation drainage - had to be designed and built from a raw cafe shell, not adapted from something already there. On top of that, the storefront itself needed external work to read as a dental practice while keeping a cafe counter live within the same footprint, which meant two very different service loads (hospitality plumbing/exhaust vs. clinical services) coexisting in one build.
The solve:
A full renovation covering both the shell and the facade — new services run from scratch for the surgeries and steri room, alongside the retained cafe function, with the two zones planned so neither compromises the other's compliance requirements (health/food-service separation, drainage, ventilation).
The outcome:
A working dental practice with a genuinely different front-of-house experience - patients and staff get an in-house cafe, not just a waiting room, inside a site that had no clinical bones to begin with six months earlier.
